Public deed (escritura pública)
Definition
In Panama, the escritura pública is the notarial document that formalizes a real estate sale. It is signed before a notary and only transfers ownership once it is recorded at the Public Registry in the buyer's name.
In practice
The classic first-time buyer mistake is believing the notary signature makes you the owner: you aren't until the Public Registry records the deed, a process that takes days to a few weeks. That's why the final payment is usually conditioned on registration — typically via an escrow account that releases funds once the property (finca) appears in the buyer's name. The deed also incorporates the clearance certificates and the seller's transfer tax payment.
