Finca number (property registry ID)

Definition

In Panama, the finca is each property's unique registry identity at the Public Registry: a number under which the owner, area, boundaries, mortgages, and liens are recorded. Every serious transaction on a property starts by citing its finca number.

In practice

Ask for it in the first conversation: with the finca number (and its location code), your lawyer pulls the registry certificate and confirms within hours whether the seller is the owner and whether the property is unencumbered. In a condominium (PH), each apartment has its own finca, separate from the building's master finca. If a seller can't or won't provide the finca number, that in itself is information.
