How much does Vaca Group charge to sell my property?
We work on success: we only get paid if your property sells. The commission is agreed in writing before listing and follows the Panama market standard (usually around 5% of the sale price plus ITBMS/VAT). That fee covers the valuation, professional photography, all marketing, showings, negotiation, and support through signing at the Public Registry.
How long does it take to sell a property in Panama City?
It depends on the area, the property type and, above all, the asking price. A well-priced property in high-demand areas such as Costa del Este, Punta Pacifica or San Francisco typically sells within 3 to 9 months. The most expensive mistake is launching overpriced: the listing goes stale on the portals and ends up selling for less, later. That's why we always start with an honest comparative market analysis.
What documents do I need to sell my property?
The basics are: the title deed, a Public Registry certificate, a property-tax clearance, a water (IDAAN) clearance and, for condos, an HOA (PH) fees clearance, plus your valid ID or passport. We give you the full checklist when we sign the brokerage agreement and coordinate with your lawyer or ours to obtain anything missing.
What taxes do I pay when selling a property in Panama?
The seller normally covers the real estate transfer tax (2% of the sale price or the updated cadastral value, whichever is higher) and capital gains tax (10% of the gain, with a 3%-of-price advance that is credited against that 10%). We help you estimate both before setting the price so you know your net proceeds.
I live outside Panama — can you sell my property remotely?
Yes, it's one of our most common cases. We run the entire process remotely: progress reports by WhatsApp or email in English or Spanish, showings and negotiation handled by us, and signing through a notarized power of attorney granted from your country of residence (apostilled). Many of our clients sell without traveling to Panama even once.
