Property management (administración de propiedades)
Definition
Property management — administración de propiedades in Spanish — is the service through which a licensed company runs a rental property on the owner's behalf in Panama: placing and screening the tenant, collecting and remitting rent, paying HOA fees and utilities, coordinating maintenance, and reporting every month. In Panama it typically costs 8% to 12% of the rent.
In practice
It's the key service for owners living outside Panama: without local management, an empty unit keeps paying HOA fees and property tax, and an unattended leak becomes a claim from the neighbor below. When comparing managers, ask what the fee includes, how and when rent is remitted, what spending limit they approve without asking you, and what the owner statement contains. Our fee is public: 9%–10% of rent actually collected, $100/month minimum, with a bilingual monthly report and nothing charged during vacancy.
