Monthly rent (canon de arrendamiento)
Definition
The canon de arrendamiento is the monthly rent agreed in a Panama lease. In Panama City's premium areas, as of July 2026, it runs between $11.6 and $13.5 per m² per month depending on the area, on asking prices.
In practice
Thinking of rent per m² — not per 'apartment' — is what lets you compare areas and spot overpricing: a 100 m² two-bedroom runs $1,150–1,350 in San Francisco or El Cangrejo and more in Costa del Este or Punta Pacífica. The management fee (8%–10% under our published rate) and the investor's yield are calculated on the canon. Per-area data, with sample sizes, lives in our market study.
