HOA / maintenance fee (cuota de mantenimiento)

Definition

The maintenance fee is each owner's monthly payment to the PH to run the building: security, cleaning, elevators, pool, and administration. In Panama City's premium buildings it typically runs $180–280 per month for a standard apartment (July 2026).

In practice

It's the biggest deduction between gross and net yield, and it's due whether or not there's a tenant. It's usually set per m², so large units and amenity-heavy towers pay more. When evaluating an investment purchase: seller current on fees (PH clearance), history of special assessments, and what's included — in some buildings water runs inside the fee. In our investment analyses it always runs inside the net.
