Months of inventory (MOI / absorption)

Definition

Months of inventory (MOI) measures how long the available supply would take to sell at the current sales pace. In Panama City new housing, MOI runs about 7.7 months as of 2026: an ample-inventory market that favors buyers who negotiate.

In practice

It's the negotiating-power thermometer: low MOI = seller's market; high MOI = buyer's market. The nuance that matters is by segment: the mid-range turns much faster than ultra-premium, where a resale can take 12–24 months — key if your exit horizon is short. Panama publishes no absorption by district; our per-area estimates are labeled as such in the study, methodology in plain view.
