Asking-price median (mediana de oferta)
Definition
The asking-price median is a given area's 'middle' listing price: half the published properties ask more, half ask less. In Panama City, the resale median is $2,208/m² as of July 2026 (3,199 listings), per Vaca Group's study.
In practice
Two honesty requirements this metric carries: it's a median (resists extremes better than the average, which a single penthouse distorts) and it's asking (listed prices, not closings — Panama has no accessible public record of closing prices, and real closings typically negotiate below asking). That's why we always publish the sample size (n) next to each figure: a 405-listing median outweighs a 50-listing one. That's the yardstick for reading our entire study.
