Titled property (propiedad titulada)
Definition
In Panama, titled property has a dominion title recorded at the Public Registry: the owner is officially on record and can sell, mortgage, and bequeath the property. It is full, fee-simple ownership, and foreigners can acquire it with the same rights as citizens.
In practice
The distinction that protects the most money in Panama is titled versus possession rights. In Panama City — Costa del Este, Punta Pacífica, Santa María, San Francisco — virtually all formal residential product is titled. The country's exceptions sit on islands and coasts (possession rights and concessions) and within the 10 km strip along international borders, where foreigners cannot hold title. If a price looks too good, the first thing to check is what kind of right is actually being sold.
