Panama corporation (sociedad anónima, S.A.)

Definition

The sociedad anónima is Panama's classic corporate vehicle. In real estate it's used to own property through the company: the finca is titled to the S.A., and control is exercised through its shares, easing planning and continuity.

In practice

Typical advantages: asset separation, continuity (shares transfer without touching the Public Registry), and practicality for co-owners. Real costs: incorporation, the annual franchise tax, and a resident agent — plus accounting obligations that have tightened. Buying personally is perfectly valid and simpler for a single home.
