Gross yield (rentabilidad bruta)
Definition
Gross yield is a property's annual rent divided by its price, with no expenses deducted. In Panama City, as of July 2026, the reference is 6.84% on asking medians, ranging from 5.8% (Costa del Este) to 7.35% (Obarrio), per Vaca Group's Residential Market Study.
In practice
It's the right metric for comparing areas and quickly discarding overpriced deals — and the wrong one for deciding a purchase, because it ignores expenses. Use it as a first filter, then demand the specific property's net calculation. Beware brochures promising 'guaranteed' double-digit yields: in Panama City's measured market, sustainable sits between 5.8% and 7.4% gross.
